Reservations, Rates, & Payments

Reservation Process & Deposits

Once a reservation is made, we will email a lease agreement. You must return the signed copy along with an advance rent payment (equal to one night’s rent) within 14 days; otherwise, the reservation will be automatically cancelled.
• Payment Methods: Check or Credit Card. (Credit card payments incur a 4% fee).
• Confirmation: You will not receive a confirmation until the lease agreement is returned.

Final Balance & Group Payments

Final payment is due at or before check-in. Checks must include the reservation name and dates.
Group Policy: For groups of more than 8 people, one person in the group must collect the balance and pay the total at check-in. We do not accept multiple payments for large groups.

Rates, Taxes, & Minimum Stays

All lodging is subject to a 14% lodging tax, a $10 resort fee, and a lodging fee of $1 per unit per night.
• Minimum Stay: We require a 2-night minimum on weekends and a 3-night minimum on holidays.

Security Deposit

Each reservation requires a valid credit card on file for a security deposit of $125.

Cancellations, Transfers, & Changes

Cancellation Policy

All cancellations must be made at least 21 days prior to the check-in date.
• Over 21 Days: Deposit refunded less a $30 processing fee per unit.
• Under 21 Days: Deposit is forfeited unless we re-rent the unit (in which case, a refund less a $30 processing fee applies).

Transfers & Date Changes

If you need to transfer your reservation to another date, there is a $30 processing fee per change, per unit.

Changing Units During Stay

If you wish to change cottages or rooms during your stay, a $50 cleaning fee will be charged to your account.

Check-In & Check-Out Procedures

Common questions about booking and staying at our resort

Check-in (After 2:00PM)

Check-in begins at 2:00 PM. Your unit may not be ready precisely at 2:00 PM, so please be patient. When your unit is clean and ready, we will email you the unit number and door code.
• Last Minute Reservations (<21 days): Require an immediate credit card deposit. You will sign the lease upon arrival.

Check Out (By 11:00AM)

Check-out is no later than 11:00 AM. A $20 per hour late fee applies for non-compliance.
• Guest Duties: Please take out trash, wash dishes, and return any items moved between units.

Unit Assignment

Management strives to comply with all requests, but specific cottages, tiny cabins, or lodge rooms cannot be absolutely guaranteed.

Occupancy, Conduct, & Safety

Maximum Occupancy

Rates are based on persons 12 years and older. Exceeding occupancy results in forfeiture of fees and eviction.
• Cottages: Max 8 people.
• Lodge Rooms: Max 4 people.
• Tiny Cabins: Max 2 people.

Age Requirement & Parties

The minimum age to rent is 23 years old. No parties are allowed. Disturbances involving police or management intervention will result in immediate eviction and forfeiture of fees.

Pets & Smoking

• Smoking: All units are Non-Smoking. Ashtrays are provided outside.
• Pets: Allowed in specific units only. Violation of this rule results in eviction and forfeiture of fees.

Housekeeping & Suplies

Units are cleaned after every guest. Please call the office immediately if cleaning is not satisfactory upon arrival.
• Kitchens: Stocked with cookware, dinnerware, microwave, and coffee maker. (Cottages/Large Lodge rooms have stoves + full fridges; others have small fridges).
• Linens: Beds have pads, spreads, pillows, and linens. Towels provided for max occupancy.

Weather, Repairs & Lost Items

Refunds cannot be made due to inclement weather or mechanical failure of equipment, though repairs will be made as soon as possible.
• Personal Items: Please double-check for personal items before leaving; we are not responsible for items left behind.

Amenities

Pack light and comfortable clothing suited to Alabama's climate. Bring toiletries, medications, and any personal items you'll need during your stay. We provide linens, towels, and basic kitchen supplies, so focus on what makes your visit complete.
